Description
Bemis Center for Contemporary Arts seeks an experienced Facility Manager to join its Operations Department to ensure the short- and long-term maintenance, security, and safety of Bemis Center’s facilities and grounds. Bemis Center’s campus includes a 5 story facility (100,000 sq ft) built in 1879; the Okada Sculpture & Ceramics Facility (9,000 sq ft) built in 1930; parking lot; and leased city property around the buildings such as streets and sidewalks.
The Facility Manager reports to the Operations Director. This position is a full-time, exempt position, which requires on-call duty and the flexibility to work varied hours as needed.
Responsibilities
Proactively manage facility maintenance and keep detailed records for equipment, interiors, exteriors, parking lots, and sidewalks
Conduct basic maintenance and repairs including carpentry, plumbing, electrical work, etc,. and/or hire outside vendors if needed
Ensure janitorial cleaning, safety, and general upkeep meet the highest standards possible in order to provide a safe and secure environment for staff and guests
Ensure compliance with all applicable regulations by conducting routine inspections, maintaining accurate regulatory documentation as required, and regularly updating OSHA-related maintenance checklists and records
Oversee the safe and proper maintenance of department equipment and tools, including coordinating repairs and/or replacement
Regularly inspect and maintain fire and emergency safety equipment
Respond and immediately resolve security systems or grounds issues
Assist in the management and/or coordination of all facility improvement and construction project
Ensure appropriate collection and disposal of waste/recycling/compost, including hazardous items as needed
Conduct set-up, breakdown, and clean-up for monthly public programs, annual events, and other activities
Create and adhere to annual budget by managing expense
Requirements
An associate degree in Facility Management, technical training in building maintenance, or a trade degree in mechanical, electrical, or plumbing is required. Equivalent combinations of education and experience may also be considered.
Minimum 3-7 years experience as a supervisor or facility manager or related profession, preferably in the context of a small to medium-sized arts organization or other nonprofit organization
Minimum 3-7 years experience conducting repairs and renovations including carpentry, plumbing, electrical work, etc.
Minimum of 3 years of experience in staff management, including hiring, training, scheduling, and performance evaluation
Experience in training and managing OSHA and other hazard and safety policies
Proficient in facility management technical operations including HVAC systems, electrical, plumbing, structural maintenance, fire safety and security systems, specialized equipment, and energy efficiency
Experience using Gmail, Google Calendar, Google Suite products, Microsoft applications including Excel
Ability to have a flexible work schedule, including occasional evening and weekends
Must have a valid driving license and personal vehicle for use
A successful reference and criminal background check are required

Working Conditions
Combination office and shop environments with standard hours, typically Monday to Friday
Occasionally outdoors and/or non-temperature controlled areas
Evenings and weekends are required in the instance of facility emergencies, security alarm calls, public programs, and special events
Prolonged periods of standing, walking, and moving through the facility
Must be able to repeatedly lift and carry a minimum of 50 lbs without assistance, with ability to lift up to 100 lbs. as necessary with assistance
Capability to climb ladders, work at various heights, and access confined spaces as needed
Ability to bend, stoop, kneel, and reach overhead to complete maintenance tasks
Strong manual dexterity for handling tools, equipment, and performing detailed repairs
Adequate vision and hearing to perform inspections and safely operate machinery
Capacity to work in varying environmental conditions, including exposure to noise, dust, fumes, and outdoor weather conditions
Ability to wear protective equipment (e.g., hard hats, gloves, safety glasses) as required
Compensation
This is a salaried position, based on knowledge, skills, and experience. The salary range is $50,000–$60,000 and includes our standard benefit package, including medical, dental, life insurance, retirement plan, 12 paid holidays, and paid vacation.
